Prestige Group, one of India’s premier real estate developers, has completed a major digital transformation milestone by defining its Building Information Modeling (BIM) strategy with an intent to move beyond traditional 2D drawings and spreadsheets. This “smart digital” approach will leverage detailed 3D models enhanced with time (4D) for scheduling and costs (5D) for budgeting. The defined strategy, once implemented, will equip Prestige’s engineers, architects, and project teams with a modern BIM framework spanning the entire project lifecycle—from initial sketches and approvals through construction to final handover. The idea is to have a single “living” digital model: 3D for visualizing structures and resolving clashes preconstruction, 4D for step-by-step construction timelines, and 5D for real-time cost tracking as budgets evolve. Prestige is striving toward leading full-spectrum BIM adoption in Indian real estate, driving faster completions, reduced value leakages, and driving cost advantage by leveraging advanced analytics.

A&M executed a structured, collaborative methodology to craft Prestige’s BIM strategy:

  • Current State Analysis: Assessed workflows across design, procurement, and site execution with internal teams and partners, uncovering opportunities like 15–20% design timeline compression.
  • BIM Vision and 100+ Use Cases: Defined a future-state vision with, including 3D clash detection and bill of quantities (BoQ) automation, 4D sequencing and resource planning, and 5D cost-linked models.
  • Operating Model: Designed BIM and Project Management Centres of Excellence seamlessly integrated into Prestige’s organizational structure.
  • Technology Platform Guidance: Specified essential features and shortlisted leading providers through targeted workshops and demonstrations.
  • Compelling Business Case: Estimated 8–10% design cycle reduction, up to 0.5% of contract value savings through value engineering and accurate quantity take-off, and          5–8% execution timeline optimization, with payback from year 2 and close to 9x return on investment (ROI) over five years.
