Historically, Ms. Sembera primarily focused on real estate transactions and advisory projects, including real estate underwriting and due diligence, market research and site selection, valuation, and cash flow modeling for a variety of property types across multiple geographies.
Most recently, Ms. Sembera transitioned from Real Estate Advisory Services (REAS) to A&M’s Insight Center. In this capacity, she relies on her experience in client delivery to ensure the Insight Center produces meaningful analysis for its internal and external clients, helping prepare A&M practitioners for potential client meetings and providing A&M clients with detailed client-specific research.
She also manages the day-to-day demand for the Insight Center, ensuring each request is routed to the appropriate team member to provide the best possible service delivery. She is also working with Insight Center management on several practice development initiatives, including project management of Insight Center Key Projects, monitoring and reporting on Insight Center Operational Metrics and development of training programs and thought leadership.
Ms. Sembera spent more than ten years as part of a team that performed conventional multifamily and student housing analyses, demand studies and site selection for a variety of clients including universities, bond issuers and underwriters, bond insurers, investors and developers. In this capacity, she has performed market studies for more than 100 markets and 75 universities across the country. Ms. Sembera has considerable experience providing underwriting due diligence services for various large clients.
Ms. Sembera spent two years on the Lehman Brothers bankruptcy case where she was responsible for maintaining and reporting on the Estate’s Real Estate Group’s annual budget, assisting in the role of liaison between the Estate and the Creditor’s Committee, reporting on quarterly valuation updates and day-to-day management of the Land Asset Team.
Prior to Lehman, her focus was on providing creditor advisory services, assessing policies and procedures, identifying current and future risks and formulating plans to reduce the banks’ exposure to real estate losses.
Ms. Sembera’s primary focus can be summarized as follows: Conventional Housing Consulting; Higher Education / Student Housing Consulting; Site Selection Analysis; Underwriting Due Diligence and Securitization Service; Acquisition / Disposition Due Diligence; Creditor/Debtor Advisory Services; and Real Estate Valuation.
Prior to joining A&M in November 2006, Ms. Sembera was a Manager with the Real Estate Advisory Services Group at PricewaterhouseCoopers.
She holds a master's degree in land economics and real estate from Texas A&M University and an undergraduate bachelor of business administration in finance, also from Texas A&M University.
Ms. Sembera is on the Board of the Aggie Real Estate Network, where she serves as the organization’s treasurer.
