In response to myriad challenges presented by these lodging-driven projects, Alvarez & Marsal has formed a dedicated Hospitality Asset Management ("HAMS") team. Acquisition Due Diligence:
- Analyze financial performance of lodging properties or developments and business terms of existing and proposed contracts
- Evaluate capabilities of property management and the effectiveness of a brand affiliation program
- Work with legal counsel in change management situations to negotiate business terms of a new agreement and oversee transition in management responsibilities
Pre-Opening:
- Analyze pre-opening, financial and operational plans and budgets, and benchmark them against industry standards
- Develop asset management program scope and guidelines
- Develop strategic plan
- Analyze agreements and information such as insurance, real estate taxes and financing documents
On-Going Operations:
- Monitor competitive market and sales and marketing program performance on a periodic basis
