The dramatic rise in urban and resort mixed-use developments, anchored by high-profile hospitality properties, has created a unique opportunity for developers and investors. In addition to the mixed-use trend, a significant number of hotel-condominium projects are now under construction or have recently opened. As a result, owners and capital sources in the U.S. and abroad now require the assistance of experienced asset managers to enhance asset performance and maximize value over the long-term, as well as to oversee the development of these complex projects.

In response to myriad challenges presented by these lodging-driven projects, Alvarez & Marsal has formed a dedicated Hospitality Asset Management ("HAMS") team. Our HAMS professionals bring significant hands-on experience in the areas of finance, operations and marketing, as well as extensive market knowlege and expertise working on a variety of property types such as hotels, hotel-condominiums, timeshares, fractionals, residential condos and related amenities.

Acquisition Due Diligence:

  • Analyze financial performance of lodging properties or developments and business terms of existing and proposed contracts
  • Evaluate capabilities of property management and the effectiveness of a brand affiliation program
  • Work with legal counsel in change management situations to negotiate business terms of a new agreement and oversee transition in management responsibilities

Pre-Opening:

  • Analyze pre-opening, financial and operational plans and budgets, and benchmark them against industry standards
  • Develop asset management program scope and guidelines
  • Develop strategic plan
  • Analyze agreements and information such as insurance, real estate taxes and financing documents

On-Going Operations:

  • Monitor competitive market and sales and marketing program performance on a periodic basis
  • Select and supervise consultants and other professionals as appropriate
  • Develop a long-term capital expenditure plan
  • Negotiate, administer and monitor major contracts
